What a single property website costs

Short answer

Three price classes: dedicated single-property-site builders charge roughly $10–50 per listing or a monthly plan; a custom-built site runs hundreds to thousands and rarely makes sense below luxury; and listing marketing suites increasingly include property pages at no extra line item. Add $10–20/year per custom domain if you buy one per listing.

A single property website is one page doing three jobs: a clean link to send buyers that carries no competing listings, a place ads can land that you fully control, and a lead form that feeds you instead of a portal. The hidden line items

  • Custom domain per listing (123mainst.com): $10–20/year, and remember it expires into someone else’s hands later
  • Lead routing: a form that emails “someone” is a form that leaks — check where inquiries actually land
  • MLS rules on branded vs unbranded: the tour link you put IN the MLS usually must be unbranded; the site you advertise can be branded
  • The relisting problem: per-listing pricing charges you again when the same property comes back

When it is not worth anything

A property page with the same 25 photos as the portal, no video, and no reason to visit adds a link to maintain and nothing else. The site earns its cost when it carries what the portal cannot: the full-quality tour, the before-and-after pairs, the neighborhood section, and a form that reaches you in minutes. Media first, page second — a thin site is just a second place for the listing to underwhelm.

Common questions

Do single property websites generate leads?

As an ad landing page and sign-rider destination, yes — buyers who type in a property URL or click a listing ad are the highest-intent traffic an agent gets, and on your own page their inquiry comes to you rather than being sold as a portal lead. As a page nobody routes traffic to, no. The site converts traffic; it does not create it.

Do I need a custom domain for each listing?

No — a clean subpage link works everywhere digital, and QR codes on print make the URL irrelevant. The per-listing domain earns its $15 on sign riders and print for luxury properties, where the address-as-URL is part of the presentation. Below that, skip it.

Should the property site replace the MLS listing?
