Heads up: we make PropWalk, so it’s on this list and ranked first. Weigh that. Prices are from each company’s own page on October 27, 2026. Links are at the bottom.
Every staging tool looks great on its own website. The test that matters is your worst room: small, dim, carpet from 1998. Run that photo through two free tries below before you pay anyone.

1. PropWalk: best when staging is one step of marketing the listing
Upload the empty room, pick a look, and it comes back furnished in under a minute. Each staged photo is one photo enhancement: 50 a month on Starter ($49 a month, or $39 a month billed yearly), about $1 each. The staged photo goes straight into the listing’s walkthrough and week of posts, and it downloads with the MLS disclosure line and the original.
The catch: it adds furniture only. It won’t repaint walls or swap floors. If you only ever need staging, a staging-only tool below can cost less per photo.
2. Collov AI: best for lots of photos and extras
$19 a month for 60 photos, $49 for 150, $79 for 263, billed yearly. Unlimited redos, about 10 seconds a photo, and extras like furniture removal, twilight, seasons and a virtual tour. The Standard plan has a one-click “virtually staged” note. The catch: free tries are watermarked.
3. Virtual Staging AI: best for fast staging and nothing else
Plans run $16 a month for 6 photos to $79 for 150, billed yearly. Standard is $19 for 20 photos, 95 cents each. About 10 seconds a photo, unlimited re-renders, furniture removal included, no watermark. The catch: no free staging try, only a free photo-editing try, and nothing on its page about MLS labels.
4 to 6. More software
- InstantDeco: $14 a month for 8 photos ($10 billed yearly), or $49 a month for unlimited ($35 yearly). About 30 seconds a photo, unlimited redos. The catch: its own FAQ quotes a third price, $39, so read the plan page.
- REimagineHome: $14 to $99 a month in credits, one credit a design. 5 free designs, no card. The catch: the page doesn’t say what each plan costs, only the range.
- Apply Design: auto staging in 15 minutes, or place the furniture yourself. Priced in coins: $10 each, down to $7 in bulk, and auto staging is 1.5 coins a photo. First image free.
7 to 9. People, not software
- VirtualStaging.com: $24 a photo, or 20 photos for $288 ($14.40 each), back in 4 to 8 hours, unlimited revisions. Renovation previews are $90 inside, $140 outside.
- BoxBrownie: US$30 a photo for staging. Its free try covers photo edits and a day-to-dusk, not staging.
- Styldod: designers, back in 24 to 48 hours, revisions included, and it says it is AB 723 compliant. Its pricing page was down on our check.
The 2027 label rule
California’s AB 723 took effect January 1, 2026. A listing photo that’s been changed, staging included, needs a note saying so, and the original has to be available. Many MLSs already asked for the same. Some tools build it in now: Collov adds a one-click “virtually staged” note, Styldod says it is AB 723 compliant, and PropWalk downloads the disclosure line with the original. Whatever you use, keep the empty photo.
How to test one before you pay
- Pick your worst room: small, dark, odd angle.
- Run it through two free tries, same photo.
- Look at the floor and the light. Rugs that float and furniture lit from the wrong side are what buyers spot.
- Count the redos it took. That’s your real price per photo.
Not ranked, and why
- Room redesign apps like Spacely AI change walls, floors and finishes. Great for ideas, wrong for an MLS photo of the home as it is.
- PadStyler lists no prices on its site, only “$” and “$$”.
Questions
Common questions.
How much does virtual staging cost in 2027?
Software plans run about 32 cents to $2.67 a photo. Pay-as-you-go tools and people run $10 to $30 a photo. PropWalk is about $1 a photo inside Starter, $49 a month, or $39 a month billed yearly, with your posts and walkthrough in the same plan.
Is virtual staging allowed on the MLS?
Yes, when it only adds furniture and decor to the real room. Label it as virtually staged and keep the original. California’s AB 723 has required both since January 1, 2026. Check your own MLS.
What is the fastest virtual staging software?
Collov and Virtual Staging AI say about 10 seconds a photo, InstantDeco about 30 seconds, PropWalk under a minute. People take 4 to 48 hours.
Can I try virtual staging free?
Yes. A free PropWalk account gets 3 photo fixes a month, staging included, at 720p with our mark. REimagineHome gives 5 free designs with no card. Apply Design’s first image is free. Collov’s tries are watermarked.
